Two big projects were started and finished at Shamron this winter: the refurbishing of the party porch and the replacement of the elevator piston that has been leaking oil for several years. Both were accomplished with little inconvenience to owners.

We also gave our bushes and rest of the landscaping a hard pruning to prepare it for the summer season and added some colorful flowers to the area around the waterwall and Shamron signs. We now enter the summer months with more projects on tap including the painting of the metal window frames outside each unit. For those of you coming home to Shamron this summer we appreciate your following of our Rules and Regulations so that we can continue to make Shamron a great place to live.- Sally Page

1) THE WATERWALL IS FINISHED!!!!!-  THE LIGHTING WAS INSTALLED YESTERDAY AS THE FINAL STEP.  JACKSON POOLS SET THE FLOW OF THE WATER TO A MINIMUM TO MAKE SURE THAT IT DOES NOT MIST ON POOL GOERS.  HOWEVER, WE MAY, IN THE FUTURE, INCREASE THE FLOW TO FIND THE PERFECT SETTING.  THE NEW STAINLESS STEEL PUMP IS CAPABLE OF PUTTING OUT A MUCH LARGER VOLUME OF WATER.  WE WILL ADJUST ACCORDINGLY.  IT’S BEEN A LONG TIME IN COMING, BUT OWNERS WHO HAVE SEEN IT UP CLOSE GIVE IT HIGH MARKS.  IT IS DEFINITELY THE FOCAL POINT OF THE ENTRANCE TO SHAMRON.  ON A PERSONAL NOTE, I WANT TO THANK THE BOARD WHO STUCK WITH THIS PROJECT AND THE OWNERS WHO SUPPORTED IT.  AS YOU ALL KNOW, FROM MY REPORTS, THE WALL HAD TO BE PRACTICALLY REBUILT AND RE-ENGINEERED TO GET IT TO WORK PROPERLY.  WHAT IS MOST IMPORTANT IS THAT THE FINISHED PROJECT IS WHAT YOU VOTED ON AND APPROVED.  I HAVE ATTACHED PICTURES, AND AT THE BOTTOM OF THIS UPDATE, YOU WILL SEE THE DESCRIPTION OF THE PROJECT FROM JACKSON POOLS. 

 

2) KEYS TO UNIT:  PLEASE MAKE SURE THAT DAVE (SHAMRON) HAS A KEY TO YOUR UNIT. IN CASE OF EMERGENCIES, FLORIDA LAW AND OUR DOCUMENTS GRANT THE ASSOCIATION ACCESS TO ALL UNITS.  IN AN EMERGENCY, YOU WOULD BE RESPONSIBLE FOR ANY DAMAGE CAUSED BY ENTERING YOUR UNIT IF A KEY HAS NOT BEEN PROVIDED.  THE BEST WAY TO PREVENT THAT FROM HAPPENING IS TO CALL DAVE (239-297-1889) AND MAKE ARRANGEMENTS TO GET A KEY TO HIM.  KEEP THIS IS MIND SHOULD YOU DECIDE TO RE-KEY OR CHANGE YOUR LOCKS.  IT IS FOR YOUR SAFETY AND YOUR NEIGHBORS AS WELL. ALLIANT WILL BE CONTACTING THOSE WHOSE KEYS WE DO NOT HAVE.

 

3) TURN OFF YOUR WATER:  I KNOW I AM BEGINNING TO SOUND LIKE A BROKEN RECORD, BUT IT IS VERY IMPORTANT THAT WHEN YOUR CONDO IS VACANT, YOU TURN OFF YOUR WATER.  THIS SUMMER HAS BEEN THE SUMMER OF WATER LEAKS ON THE BEACH.  MUCH OF IT IS DUE TO THE AGING OF OUR CONDOS AND THE FACT THAT OWNERS DON’T THINK IT IS NECESSARY TO TURN OFF THEIR WATER.   IF YOU RENT, HAVE YOUR AGENT MAKE SURE IT IS TURNED OFF BETWEEN RENTERS, OR IF YOU HAVE FORGOTTEN, CALL DAVE.  HE WOULD BE HAPPY TO DO IT FOR YOU.  YOU ARE NOT JUST DOING IT FOR YOURSELF, BUT YOUR NEIGHBOR AS WELL.  A LEAK IN YOUR UNIT CAN AFFECT THE UNITS AROUND YOU.  IT IS THE RESPONSIBLE THING TO DO.  AN ADDED REMINDER FOR THOSE OF YOU WHO HAVE NOT REPLACED THE ORIGINAL SHOWER PAN IN THE MASTER BATHROOM.  IN THE PAST, THIS HAS BEEN THE ORIGIN OF MANY OF THE LEAKS.  SEVERAL YEARS AGO, THE THEN BOARD REQUESTED THAT OWNERS CONSIDERING REPLACING THEN.  IF YOU HAVEN’T DONE SO,  PLEASE CONSIDER DOING SO NOW.

4) NEXT BOARD MEETING DATE:  OUR NEXT BOARD MEETING WILL BE AUGUST 10TH AT 11AM.   

 

I HOPE YOU HAVE ALL RECEIVED THE MINUTES, ETC. FROM OUR JUNE BOARD MEETING FROM ALLIANT.  PLEASE LET ME KNOW IF YOU HAVE NOT, AND I WILL MAKE SURE YOU GET THEM.  I AM IN CONTACT WITH BOTH DAVE AND SCOTT (ALLIANT) AT LEAST ONCE A WEEK. EVERYTHING IS RUNNING SMOOTHLY.  PLEASE LET ME KNOW YOUR CONCERNS OR IF YOU HAVE ANY QUESTIONS.  I HOPE YOU AND YOUR FAMILY ARE HAVING A WONDERFUL SUMMER.

WATERWALL PROJECT DESCRIPTION BY JACKSON POOLS, INC.

The challenge of this project was twofold

First was to design and engineer the mechanical aspects to assure it would function properly

·      This entailed designing a custom pump/filtration system to replace the cast iron sump pump

·      Custom fabricate a ABS plastic channel to distribute the water flow evenly on both sides of the wall

·      Angle the face of the wall so the water flow would have some resistance to wind

·      The pool side of the wall columns structure required to be altered to allow the wall face to be angled to match the street side wall  

 

Second was have design the architectural finishes to enhance the walls appearance from both the street and pool

·      1”x1” variegated glass tile of various shades of blues, greens and purple was chosen for the field – this material is a combination of iridescent, opaque and clear tiles that add depth and dimension to the wall

·      6”x6” ceramic variegated blue tile was selected for the border to enhance the field tile

·      Fiberglass grating was custom fit of the open trough and a laver of washed stone placed over to provide and attractive finishing touch

·      A stainless steel cap was added to give the feature a finished look and also protect the distribution channel and house the LED lighting 

 

 

The end result is a landmark signature feature that stands out from the street and also enhances the poolscape

Happy New Year Shamron Owners!!!

March 2nd at 10am is the date of our annual meeting.  It will be held at the party porch, and, as always, if you can’t be present, you may call in.  At that time, a new board will be elected and a number of issues decided.  An agenda, ballot and proxy will be sent to you mid-February for your consideration.  Please vote.

 

Meanwhile, your current board  continues to work for you:

 

-The emergency pool phone has been installed in the pool area and a 24/7 operator is now available for any emergency.  It is a push to talk and is located on the south side of the south column at the entrance to the pool area.

 

-The board can have Internet installed for the entire building for a one-time fee of $325.  This amount would include installation, modem and service fee.  After that, there would be no charges, no monthly fees.  The company doing the installation has done Carlos Pointe, Waterside 5, as well as other condos on the beach.  We would need 48 owners to opt for this service at the $325 price.  If you’re interested please email me at ppsally@aol.com or call me at 317-848-1843.  If we get enough owners, we can have it installed in January. Each unit would have its own password and the service would be on 24/7.

 

-There is still time to send in your proxy votes.  There will be a special meeting on January 12th to open the proxies.  At issue is 1) approval of a material alteration to the surface of the waterfall from paint to glass tile 2) deleting the reserve item “tiki hut” and transferring the money in it to the roof reserve and 3) the funding of the reserves.  Please vote, and if you have not received your proxy or have misplaced it, call Mitch at Alliant for a replacement or email or call me and I will get one to you. Please vote.

 

January can be another busy month at Shamron.  If the material alteration is approved, the waterfall will be repaired.  If enough owners want free Internet after the initial fee, it too will be up and running by the middle of the month.  Also, expect final repairs to the pool project finished before the month is over.   On behalf of all of us on the board we wish you a very happy and prosperous 2011.

The new website is off to a very good start. We have had ten registrations within a day and the discussion forum is already active. Ive also had a couple of people give some nice feedback. Seems it was worthwhile after all! Feel free to join in.
